Any motel or motel/hotel site shall have a minimum site area of 20,000 square feet and shall contain not less than 1,000 square feet per sleeping unit for one-story units, 800 square feet per sleeping unit for two-story units, or 600 square feet per sleeping unit for units over two stories. The buildings shall not occupy in the aggregate more than 40 percent of the area of the lot. All areas not used for access, parking, circulation, buildings and services shall be completely and permanently landscaped and the entire site shall be maintained in good condition.
